1,122 Leads in Three Months and About 4.8x the Lead Target for Dubai Jewel Tower, a New Dubai Residential Tower by Rocky Real Estate, with Meta Ads and WhatsApp
Dubai Jewel Tower is a new residential tower in Al Barsha, Dubai, sold by Rocky Real Estate. In early 2026, Gateway Marketing Digital ran the launch’s real estate lead generation in Dubai end to end, through Meta ads, WhatsApp and a dedicated project funnel, with the strategy led by Ambreen Hasan. In about three months we built a pipeline of 1,122 leads and took 145 to the viewing stage. Our second phase delivered about 4.8x the lead target at about AED 53 per lead, about 81% below the AED 280 target.
Client Overview
Rocky Real Estate is a Dubai brokerage. Dubai Jewel Tower offers one to four-bedroom apartments and penthouses to end users, investors and the brokers who bring their own clients.
We were hired to run the launch from scratch: build the lead system, then fill it with buyer and broker demand under the tower’s own project brand.
Objective
Our Approach
The Launch System, Built Before the Ads
Before a single ad ran, we built the whole system: a project landing page with brochure downloads, a long-form email nurture series, launch creative, and a CRM pipeline that routed every lead to a sales agent with an instant alert. We also set up WhatsApp broadcasting with approved templates for buyer and broker databases.
Optimising for Qualified Buyers, Not Volume
From day one, Ambreen Hasan set the campaigns to be judged on qualified rate and viewings, not just cost per lead. That exposed the real picture: 44% of WhatsApp leads qualified against 11% of Meta lead form leads, so budget and messaging moved towards the channels producing real buyers. We cut friction from the forms and calls to action, and scaled the strongest campaigns.
Within a month, cost per lead fell 41%, from AED 176 to AED 103, while the qualified rate rose from 22.4% to 31.8%. Those results won approval for a larger second phase.
Scaling Buyer and Broker Demand
In the second phase we scaled the buyer campaigns and built a full broker channel alongside them: dedicated broker ads, WhatsApp marketing to a cleaned broker database, and broker briefings and open house registrations. We added mortgage-partner support so buyers had finance answers before the viewing, and weekly social content kept the tower visible between ads.
The second phase delivered about 944 leads at about AED 53 per lead, nearly five times the volume target at roughly a fifth of the target cost.
The Results
This launch builds on our years of brokerage campaigns behind 219 viewings at a 17% lead-to-viewing rate for Rocky Real Estate.
Frequently Asked Questions
How to generate real estate leads in Dubai?
Build the lead system before the ads: a dedicated project landing page, WhatsApp and form capture, instant routing to agents and a nurture sequence. Then run Meta ads for buyers and a separate channel for brokers. This is the strategy we ran for Dubai Jewel Tower, and it generated 1,122 leads in about three months, with 145 of them reaching the viewing stage.
What is a good cost per lead for real estate in Dubai?
For a new residential launch, cost per qualified lead matters far more than raw cost per lead. Our Dubai Jewel Tower campaign ran at about AED 53 per lead in its second phase, against an approved target of AED 280. The cheapest lead source is rarely the cheapest source of qualified buyers, so measure every channel on qualified rate and viewings.
Are WhatsApp leads better than lead form leads for property?
In this launch, yes. In phase one, 44% of the WhatsApp leads our campaigns generated qualified, against 11% of Meta lead form leads. Lead forms are cheap because they are easy to fill in; a WhatsApp conversation filters for buyers who actually want to talk.
How do you market a new property launch in Dubai?
Treat buyers and brokers as two separate channels, each with its own ads, message and follow-up. For Dubai Jewel Tower we ran buyer campaigns alongside a full broker channel, and brokers made up nearly a quarter of all logged leads. A large share of Dubai new-launch sales go through agents, so the broker channel deserves its own budget.
